The refurbishment of this A grade office location in the heart of Sydney CBD was conducted whilst the building was occupied in the period 2011-2013 and substituted high-efficiency TROX active chilled beams for the previous perimeter ‘skin’ system.

The chilled beams had to be accommodated within a bespoke ceiling module which reflected the existing building grid. It was also a requirement that partitions can be located between chilled beams whilst still allowing access to the cooling coil for periodic maintenance. The fact that the beams were a modified version of the standard product necessitated independent product testing at the WSP test lab in Germany; testing that proved the design proposal met the specified requirements.

The refurbishment works have significantly enhanced the green credentials of the building and have proven very successful for the client, helping secure NSW Government (Department of Premier and Cabinet) as an anchor tenant in 2013.
